If he didn't have you sign another lease the rules still apply and now it is month to month.
Ususally any damages that have happened that was not normal wear and tear can be taken from your deposit. If your deposit isn't enough to cover the damages occured then you would have to cover the difference.
(I'm not postive on this but pretty sure this is how it works)
It's up to you if you tell him or not if you get a cat. Listen to you conscious on what to do.

Thanks yall. I will call and talk to him about it. I would feel guilty if I didn't. lol
I wasn't sure how the lease thing worked but I like it better as month to month. That way I don't feel stuck here for a year at a time. A lot can happen or change in a year. lol Plus we've been looking around for a new place closer to DH's work. He drives 45 minutes to an hour each way to work, depending on traffic.
I'm not sure what kind of cat we will get yet. DH has a friend at work whose cat just had babies, so we might go check them out. His cats are mean though, so not sure if I will go there or not. LOL
I like the cats with long hair but DH does not. He says they shed to bad. So it may even be a while before we get one because we can't seem to agree on anything right now. LOL

I forgot to say that one major reason of us wanting a cat is because of the mice/moles/voles we had coming in the house. Maybe a cat can help keep them out. I guess if he says no to the cat that I can always ask for him to pay at least 1/2 on an exterminator. hehe

Just remember that you must still give a 30 day notice if you decide to move and he can also give you 30 day notice to move if he wants.
If I am wrong on the lease going to month by month now that they year lease has expired and the above statement. Someone correct me then.
But this has always been my understanding on it.

I guess we got really lucky on landlords. She said that as long as we lived here it was OUR house, and we could landscape, paint, do whatever we wanted. They just painted the outside, but otherwise don't come around unless we call them. We usually fix stuff too, if it isn't structural. So I guess it works both ways.
She is also a "friend." I say it that way because she gunuinely likes us. She hires my Amy every year she comes home to work in their businesses. She's a good person. I just have a hard time being friends with my landlord. Its just weird. I mean, I like her, and she's invited me to go shopping and stuff with her, but I just can't.

Thanks yall. Yeah I knew I would still have to put in a 30 days notice and that he could do the same. I just didn't like feeling stuck with a one year lease. He told us that he would not break a lease after it was signed for one year. He also told us tha if we did he would take us to court for the remaining rent left on the lease. He doesn't mess around with it comes to that stuff. However he did tell us that we could paint the rooms and stuff like that.
The garage door quit working about a month after we moved it. We had to disconnect it from the motor in order to be able to open and close it by hand. We called right away when it happened (his brother was also here, he's a friend of DH's) and he said he would replace the motor.... well thats been over a year now. We still open and close it by hand and we have tools that we use to lock it from the inside. Well "we" don't open it, DH does. I can't, its to heavy.
